Toilet Pan Replacement at Residential Property
We arrived at the property and were greeted by the customer, who had noticed a small puddle of water leaking from the underside of his toilet pan, near the wall. After draining the cistern, we removed the toilet pan to inspect the source of the leak. It was evident that the flexible 4” pan connector was in good condition, but the pan itself had a crack running along the length of the internal trap. Fortunately, the flooring and joists underneath were unaffected, as the customer had sought a plumber immediately upon noticing the leak, preventing any permanent water damage.
We informed the customer that a replacement toilet pan was necessary, as the crack could not be reliably repaired. After discussing the options, the customer agreed to have us replace the pan. We scheduled the job promptly and returned to the property the following week with a correctly sized replacement pan. Although the cause of the crack was unclear, we installed a small section of waterproof MDF beneath the new pan to provide a solid base, ensuring even weight distribution.
Once the new pan was fitted, we tested it by flushing several times over the course of half an hour to ensure that both the flush pipe and pan connection were securely and correctly installed.

Single Radiator Replacement at Residential Property
Upon arrival, the customer explained that they had been experiencing issues with a leaking radiator in her living room. Upon inspecting the radiator, we discovered that new thermostatic radiator valves had been fitted to an old single-panel radiator. The leak was coming from the bleeding vent, likely due to the vent being used when the new valves were installed, causing the already aged and weakened vent to fail. The threads securing the vent were severely rusted, allowing sooty primary water to slowly escape from the radiator.
We presented the customer with two options. The first, and most reliable and long-lasting option, was to replace the radiator entirely. Although this was the more expensive choice upfront, it would likely save money in the long run, as it would provide a lasting solution and prevent the need for future repairs.
The second option, which we only recommended for those needing a more cost-effective solution, involved replacing the leaking vent and using a substantial amount of PTFE tape to seal the degraded threads. We made it clear to the customer that while this option would be about one-fifth the cost of a full replacement, it was likely she would face the same issue again within a few years.
After considering the options, the customer chose to replace the radiator. Given that she primarily used the living room, we scheduled the work as quickly as possible, understanding the importance of restoring heat to that space. The following week, we returned to install a suitable replacement radiator, carefully selected based on the boiler’s heat output, the room’s size, wall composition, and window surface area.
