We arrived at the flat and were greeted by the tenants who were experiencing a boiler breakdown. It was only delivering lukewarm hot water coming from all their taps. Fortunately, we are experienced with combination boilers and were able to swiftly diagnose the affected component of the boiler breakdown and recommend two options of different prices and effectiveness.
The problem was that the plate heat exchanger had become clogged with sediment that is suspended in the relatively hard water found in the south of England. The plate heat exchanger is the component that transfers warmth from the hot primary water to the secondary water that is fed from the mains, through the boiler and then to your taps. Despite having a spiraliser and a magnetic filter fitted as the manufacturer instructs, the plate heat exchanger’s intricate matrices of capillaries had become blocked by debris, reducing the ability of the boiler to transfer heat from the primary water to the secondary water.
The options to remedy this issue are twofold: the first and most effective option for a long-lasting repair is to replace the plate heat exchanger with a new one and clean the filters for the primary water and the secondary water input.
The second option is to remove the heat exchanger from the boiler, flush out any debris using chemicals and high pressure water, and reinstall it.
We recommended the replacement of the part because this repair would last a lot longer and provide better value for money to the customer. The part itself is a lot more expensive than the cleaning solution but it takes a fraction of the time to replace the part compared with the amount of time it takes to clean out the old one. Given that we work on an hourly rate, it was the best option for the costumer in terms of cost-effectiveness. Presented with the options, the landlord chose to go for the first option. Fortunately, our engineer had this model of plate heat exchanger already in the van and was able to perform the repair the same day.
